Defect: Cracks observed at mortar/brick exterior wall. Location (?). No deflection of wall visible at this time. Significant cracks need attention due to possible wall, foundation settlement problems. All buildings settle with minor wall and foundation cracking visible at some point. Recommend sealing cracks to prevent moisture intrusion and additional ice damage, monitor for further movement and have a structural engineer evaluate for further qualification should the cracks enlarge beyond current size.

Defect: Appears to be an SE cable strung through a weather tight fitting connected to an electrical meter or disconnect box (evident by the greenish colored power companies tamper/safety clip sitting next to the fitting showing that the box has been tampered with) on the exterior of a brick home. The rubber grommet looks to be too large for the SE cable running through it. Recommend evaluation and repair by licensed, qualified contractor.

Defect: Dry rot to what is commonly referred to as Texture 111 plywood siding, due to poor design. The horizontal strip catches and holds moisture that is channeled by the grooves in the plywood; damage caused by failing to keep the seams and voids sealed. Recommend service by a specialist.

Defect: Poor maintenance in allowing a drainage channel to become blocked and contaminate the siding and in failure to keep the siding painted or sealed. Recommend service by a specialist.

Defect: Prime example of poor design and poor workmanship; the conduits are crimped and the absence of an approved flashing will literally direct water into the residence, contaminating whatever is beyond the brick. Recommend service by a specialist.

Defect: Poor design and installation of siding which prevents examination/evaluation of the chimney walls; possibly concealing damage. Recommend service by a specialist.

Defect: Dry rot due to inadequate flashing and/or poor maintenance. Recommend evaluation and repair by a licensed, qualified contractor.

Defect: Brick veneer has moved. Possible structural damage. Recommend evaluation by a licensed, qualified contractor.

Defect: Foliage acting similar to an ice-dam, causing damage to the roof and eaves. Recommend evaluation by a licensed, qualified roofing contractor.

Defect: Structural movement due to the absence of connecting hardware. This may indicate that the structure was not installed by a licensed contractor or was installed without a building permit. Recommend service by a licensed general contractor

Defect: Termite and/or dry rot damage due to inadequate maintenance. Negative grading in the immediate area may have contributed to the damage). Recommend service by a specialist.

Defect: Movement due to amateur intallation and inadequate mortar base. Recommend service by a specialist.

Defect: Moisture damage due to the absence of a leader at the downspout. Also, inadequate provision for drainage in the surrounding area. Recommend service by a specialist.

Defect: Compressed and possibly blocked downspout with poor design that directs water onto the wooden deck and steps. Downspout should be turned to discharge away from wood surfaces. Recommend evaluation and repair by licensed, qualified contractor.

Defect: Evidence of free-standing water against the house footing due to negative grading, possibly resulting in moisture-related problems. Recommend evaluation by a licensed, qualified contractor.

Defect: Lag screw pulled loose, possibly due to inadequate anchor or sleeve causing potential safety hazard. Recommend replacing or re-anchoring the lag screw.

Defect: Rust damage due to negative grading or poor maintenance. Recommend service before the damage progresses.

Defect: Wall leaning slightly beyond its center of gravity, possibly due to an insubstantial footing or to pressure building up from behind the wall, which may not have weep-holes at its base or some other drainage provision to relieve pressure from behind. Recommend service by a mason.

Diseased or rotten tree limb threatening the roof and residence. Recommend removal of limb by a qualified specialist.

Moisture damage to siding due to poor maintenance. Recommend evaluation and repair by a licensed, qualified contractor.

Dryer vent is missing several back draft fins and is clogged with lint. The latter is a potential fire hazard. Recommend that the pipe be cleaned and the vent replaced.
