Plumbing Problems!

Defect: Improper use of plastic piping in conjunction with copper plumbing fittings. This will lead to leakage.
Recommend replacement of the plastic piping with copper piping.

Defect: Exterior sillcock not properly sealed against water infiltration and missing a handle.

Defect: Evidence of water leakage under sink at plumbing drain pipe. Corroded copper supply piping.
Evidence of organic growth consistent with mold. Recommend evaluation and repair by a licensed and insured plumber
and evaluation by a licensed and insured industrial hygienist.

Defect: Improper connection of dishwasher drain hose to the drain pipe.

Defect: Draft hood missing on the water heater. Additionally, there is a connection of copper piping to
steel water heater fittings which can lead to galvanic corrosion. There is no pipe leading from the
TPR (temperature pressure relief) valve. TPR pipes should extend to within 6" of the floor to
guard against scalding. Recommended evaluation and repair by a licensed and insured plumber.

Defect: Copper piping attached to water heater fitting. This will lead to galvanic corrosion.
Additionally, the required piping from the TPR valve is missing.
Recommend evaluation and repair by a licensed and insured plumber.

Defect: Improper type union fitting on drain piping. Recommend evaluation and repair by licensed and insured plumber.

Defect: Illegal S trap in plumbing drain. Recommend evaluation and repair by licensed and insured plumber.

Defect: Evidence of moisture below water heater. This may be a sign of imminent water heater failure.
Recommend evaluation and repair by licensed and insured plumber.

Defect: Improper type Y fitting on PVC drain pipe. Recommend evaluation and repair by licensed and insured plumber.

Defect: Corroded toilet shut-off valve.

Defect: Water heater (type details, location). Base of water heater has major corrosion damage possibly
from a damp/wet location in (basement) or leaking water vessel. Current condition of water heater
indicates further problems in this location of home. Water heater lifespan is reduced and should be
monitored for further deterioration. The remaining lifespan cannot be determined but conditions
such as this diminish manufacturer's lifespan ratings.

Defect: Broken drain screen (location). Large holes in the screen or uncovered drains can pose a problem
with large items entering drain and plugging drain. This could also pose a hazard for small children
playing around drain. Recommend replacing with new screen.

Defect: Bathroom (location) sink has large segments of chipping enamel (assuming enamel) on right side
of sink and in bowel near drain. Chipping creates pockets for bacteria and possible rusting stains which
can be difficult in keeping clean. Recommend replacing sink.

Defect: Kitchen sink drain tail connection on left side of bowl is missing. Remaining piece is significantly corroded.
No connection to drain piping system of house is visible at this point. This is a hazard with sewer gas emanating
from house plumbing, drain pipe system. In addition to flooding the area under the sink, the possibility of
further damage to building structure below the ktichen is very likely. Recommend repair ASAP by licensed, qualified plumber.

Defect: Water heater (location) missing temperature, pressure relief pipe extension tube. The TPR extension is
meant to reduce the chance of scalding hot water splashing on a person nearby the water heater should the
TPR valve activate. Common installation practice is tube should extend down to floor within
6 to 8 inches (non-threaded end) clearance over a drain or pan to collect hot water.
Recommend installation of TPR extension tube ASAP per MFG recommendations.

Defect: Kitchen sink hand sprayer will not fully retract into holder. This is caused by improper routing of under-sink plumbing including suppy lines to the faucet, supply and drain hoses to the dishwasher and/or wiring and plumbing to the garbage disposal. The sprayer hose should normally hang unrestricted and unobstructed under the sink when not in use, allowing sprayer to properly sit in its holder. Repeated attempts to force the sprayer to sit properly can stress and sometimes dislodge other components under the sink, possibly resulting in under sink flooding or leaks. Recommend evaluation by a licensed plumber and proper re-routing of the conflicting components as required.

Defect: Supply pipe too long, or faucet too short. Moisture could penetrate and damage the wall board and framing.
Should be reinstalled by a licensed specialist.

Defect: Broken toilet tank top represents represents a potential safety-hazard. Recommend replacement.

Defect: Evidence of roof leak. Also, the heat vent appears to be plastered or dry walled in place instead of being
inserted into an approved, double-walled flashing, commonly termed a bucket.
Recommend evaluation by a licensed, qualified contractor.
